Follow the water to describe the problem

Start where you can see water escaping. Does it spill over a long stretch, drip underneath one connection or run down the wall behind the pipe? Say whether it happens in ordinary rain or only during a downpour. You do not need to decide which part to replace before speaking to a specialist.

The route carries water from the tiles into a gutter, through an outlet and downpipe, then to a suitable discharge point. Trouble anywhere along that route can show up somewhere else. A leaking gutter and a backed-up gully may need quite different work, even when both leave a puddle beside the house.

A useful quote names the work, not just the symptom

“Fix leaking gutter” leaves a lot open. A clearer proposal identifies the elevation, the fittings or lengths involved and the checks afterwards. For a new roofline, it should distinguish replacing fascia boards from covering the old ones, and explain how the eaves ventilation will be maintained.

Ask for the total payable, including VAT where applicable, and find out whether access equipment, old materials and any survey charge are included. Where the condition of hidden timber is uncertain, agree how the contractor will obtain your approval for additional work.
